Therefore, there is no visit made to individual properties at each triennial roll.<\/p>\n<p style=\"text-align: justify;\">Did you know that you can request a review of your municipal property assessment? However, there are several steps to follow to do so, and it is important to have solid arguments to win your case.<\/p>\n<p style=\"text-align: justify;\">Here are the steps to follow to request a review of your municipal property assessment:<\/p>\n<ol style=\"text-align: justify;\">\n<li>To request a revision, you have until April 30 of the first year of your three-year roll. For example, if Longueuil has a triennial roll for 2022-2023-2024, it is too late to contest.<\/li>\n<li>Fill out the application for review form available online on the website of the Minist\u00e8re des Affaires municipales et de l&#8217;Habitation (MAMH). Detail the reasons why you wish to request a review. Note that the answer &#8220;the amount of taxes is too high&#8221; is not a valid reason.<\/li>\n<li>You can contest the value of the building or a specific entry on the description sheet.<\/li>\n<li>File the request at the location indicated on your assessment notice, along with the required amount (payment methods vary by municipality). I recently applied for a review and the municipality in question would not accept payment of the fees by bank transfer or electronic transfer.<\/li>\n<li>I had to pay the required amount by cheque.<br \/>\nThe municipal assessor has until September 1 to respond.<\/li>\n<li>If you are not satisfied with the municipal assessor&#8217;s response, you may contest the decision with the Tribunal administratif du Qu\u00e9bec within 60 days of receiving the response.<\/li>\n<\/ol>\n<p style=\"text-align: justify;\">It is important to note that success rates in getting the municipal assessment lowered vary, but in my personal experience I have been successful in getting about 50% lowered. If you are successful, the municipality will refund the amount of overpayment of municipal taxes.<\/p>\n<p style=\"text-align: justify;\"><strong>The most common reasons for requesting a review are<\/strong><\/p>\n<ul style=\"list-style-type: disc; text-align: justify;\">\n<li>Incorrect surface area or materials.<\/li>\n<li>Nuisance in the area, noise, dust.<\/li>\n<li>Problems with your building that the assessor is not aware of.<\/li>\n<li>You have demolished a building on the property or a part of the building.<\/li>\n<li>Change of use of the building. For example: from multi-unit to residential.<\/li>\n<li>Errors in the description of the property or calculation errors in the valuation.<\/li>\n<li>Changing market conditions, such as fluctuations in real estate or changes in the area or neighbourhood.<\/li>\n<li>Errors in the comparative data used to value the property, such as incorrect sales prices for similar properties.<\/li>\n<\/ul>\n<h3 style=\"text-align: justify;\">TIPS<\/h3>\n<ul style=\"list-style-type: disc;\">\n<li style=\"text-align: justify;\">To get an idea of the market value of a property, you can ask a real estate broker.<\/li>\n<li style=\"text-align: justify;\">Be patient and calculate whether it is worthwhile before making the request.<\/li>\n<li style=\"text-align: justify;\">Don&#8217;t hesitate to contact an appraiser who can advise you on the suitability of the property before you apply.
