Here are five things to know before buying a new property, according to several consumer protection associations.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/mcusercontent.com\/93cd80b45544fad91b6b44d60\/images\/eb7f0d45-ee90-dda7-3a17-1f12d62a7ed0.png\" \/><\/p>\n<p style=\"text-align: justify;\">With the support of the Organisme d&#8217;autor\u00e9glementation du courtage immobilier du Qu\u00e9bec (OACIQ), the Regroupement des gestionnaires et copropri\u00e9taires du Qu\u00e9bec (RGCQ), the Association des consommateurs pour la qualit\u00e9 dans la construction (ACQC) and SOS Plan de garantie r\u00e9sidentielle, the non-profit organization Garantie de construction r\u00e9sidentielle (GCR) has set up an awareness campaign to help protect buyers.<\/p>\n<h3 style=\"text-align: justify;\">Here&#8217;s what it says<\/h3>\n<p style=\"text-align: justify;\"><strong>1) Bring a building professional with you on your home inspection<\/strong><\/p>\n<p style=\"text-align: justify;\">The pre-delivery inspection of a new home is a step that is &#8220;not only mandatory, but crucial for any buyer&#8221;, GCR said, recommending that you be accompanied by a building professional to avoid unpleasant surprises<\/p>\n<p style=\"text-align: justify;\"><strong>2) Report problems as early as possible<\/strong><\/p>\n<p style=\"text-align: justify;\">Buyers should be proactive in ensuring that they report a problem in a timely manner, so that it is recognised as a claim. If not, there is a risk that it will get worse over time and no longer be recognised.<\/p>\n<p style=\"text-align: justify;\"><strong>3) Take precautions if you pay a deposit<\/strong><\/p>\n<p style=\"text-align: justify;\">While paying a partial amount &#8211; a deposit &#8211; is common when buying a new property, it is advisable to take precautions, such as dealing with the non-profit organisation to cover the amount.<\/p>\n<p style=\"text-align: justify;\">For its part, the Office de protection du consommateur recommends on its website that you find out as much as possible about the trader and try to negotiate the smallest amount possible, knowing that the trader could go bankrupt before delivering the finished product.<\/p>\n<p style=\"text-align: justify;\"><strong>4) Involve your own real estate broker<\/strong><\/p>\n<p style=\"text-align: justify;\">Sometimes a real estate broker will represent the developer in the purchase of a new property.
