Il y a 30 ans, imaginez-vous que l\u2019objectif du programme visait \u00e0 galvaniser l\u2019immobilier alors en plein marasme.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/mcusercontent.com\/93cd80b45544fad91b6b44d60\/images\/68ec3130-c38b-ddce-5717-e35a4378e5ae.png\" \/><\/p>\n<h3 style=\"text-align: justify;\"><strong>Jusqu\u2019\u00e0 70 000 $<\/strong><\/h3>\n<p style=\"text-align: justify;\">Et pas pour rien. Le RAP permet \u00e0 chaque individu admissible de retirer jusqu\u2019\u00e0 35 000 $ de son REER sans payer d\u2019imp\u00f4t \u00e0 l\u2019achat d\u2019une \u00ab premi\u00e8re maison \u00bb. Un couple peut donc puiser 70 000 $ dans son \u00e9pargne-retraite.<\/p>\n<p style=\"text-align: justify;\">Les cotisations REER doivent avoir \u00e9t\u00e9 r\u00e9alis\u00e9es au moins 90 jours auparavant, sans quoi l\u2019\u00e9pargnant perd ses d\u00e9ductions fiscales. La somme utilis\u00e9e doit \u00eatre rembours\u00e9e sur 15 ans (1\/15 par ann\u00e9e). En fin de compte, il s\u2019agit d\u2019un pr\u00eat \u00e0 soi-m\u00eame.<\/p>\n<p style=\"text-align: justify;\">Peut-on le faire \u00e0 partir d\u2019un REER de fonds de travailleurs ? Sans probl\u00e8me, mais \u00e0 condition de rembourser le RAP dans le fonds de travailleurs. Il y a aussi moyen de \u00ab raper \u00bb \u00e0 partir d\u2019un r\u00e9gime volontaire d\u2019\u00e9pargne-retraite (RVER) implant\u00e9 au travail, mais l\u2019argent doit d\u2019abord \u00eatre transf\u00e9r\u00e9 vers un REER et seules les contributions de l\u2019employ\u00e9 peuvent \u00eatre utilis\u00e9es.<\/p>\n<h3 style=\"text-align: justify;\"><strong>Qui se qualifie ?<\/strong><\/h3>\n<p style=\"text-align: justify;\">Pour se qualifier, on ne doit pas avoir \u00e9t\u00e9 propri\u00e9taire de son lieu principal de r\u00e9sidence durant les quatre ann\u00e9es civiles pr\u00e9c\u00e9dant l\u2019acquisition.
