Notice to future homeowners: a real estate broker has designed a new map of median condo prices near each metro station so you can play the 2020 price comparison game.

With data from the Centris real estate site, the broker has compiled the price of all condos sold within a one-kilometer radius of each subway station to establish a median price.

"It's really an indicative update," she said of the mid-year update, which takes into account sales from January 2021 to September 2021. As was the case in 2020, the tool also incorporates the minimum and maximum prices paid for each condo, by sector.
At the ends of the lines
Although Ms. Amoussou prefers to wait for the year-end results to compare 2021 to 2020, she has already observed a few trends.
- Neighborhoods at the ends of the metro lines (Sud-Ouest, Verdun, Hochelaga-Maisonneuve, Iberville) are showing greater increases than the central neighborhoods. "My hypothesis is that in the central neighborhoods, prices were already high."
- Significant price decreases were also noted in the Old Port of Montreal (Place-d'Armes, Champ-de-Mars): "Many rental condos were not popular during the pandemic, which may have caused many owners to put up for sale. The increase in supply in these sectors has had an impact on the sale prices, because a buyer has the choice between 5 or 6 properties and has more latitude to negotiate, especially if he is not in competition", assumed the real estate broker.
