Addendum

RENTAL CONDITIONS:

1) Promise to lease conditional on a credit check, proof of employment and references to the satisfaction of the LESSOR.

2) Payment of the first month's rent, plus applicable taxes, shall be made by Interac e-transfer to Royal LePage Urbain at the signing of the lease. The taxes will be deducted from the second month's rent.

3) The LESSEE must provide proof of tenant/liability insurance (2M) before receiving the keys and maintain it for the entire rental term.

4) Minimum lease of 12 months, no short term rental, no subletting;

5) Non-smoking unit (tobacco and cannabis), no cultivation of cannabis plants;

6) No pets allowed

7) In the event that a key/fob is lost, the LESSEE will have to pay the costs required to change/replace the locks/fob;

8) No changes or modifications of any kind (paint, decorative elements, etc.) to any surface of the premises (rooms, walls or floors) may be made without the prior written consent of the LESSOR; Painting and/or drilling holes in concrete columns is strictly prohibited. It is forbidden to modify or install curtains (or other window coverings) in the unit without the LESSOR's consent;

9) The LESSEE agrees to return the unit to the same condition as when he took possession.

10) The LESSEE agrees to comply with all condominium bylaws. Any infractions committed by the LESSEE, their guests, employees, or anyone given access to the building

are the sole responsibility of the LESSEE. Any related costs or fines are also the sole responsibility of the LESSEE.

11) The LESSEE agrees to pay all moving fees (in and out) billed by the co-ownership. These charges will be payable to the LESSOR before the keys are handed over. At the end of the lease, the LESSEE agrees to inform the LESSOR of the date and time of his move-out at least 21 days in advance.

12) In the event of a problem (water damage, plumbing, broken window, fire, etc.) the LESSEE must inform the LESSOR and the building manager immediately.

13) All co-tenants will be jointly liable for the rent.

14) The LESSEE consents to their contact information being given to the property manager and understands that the property manager has a key to the apartment and may have access to it in the event of an emergency (e.g. water damage, fire, etc.). If the situation is not urgent, the tenant will be given 24 hours' notice.
